What is home staging?
Professional home staging is the process of preparing and decorating a home for the market in order to boost its appeal to potential buyers. The primary objective of staging is not to decorate, but rather bring the property up to a level that it will appeal to the greatest number of potential buyers that will pay the highest price possible.
Professional stagers use their knowledge of design trends, real estate ethics, and property renovation solutions to help the seller achieve their goals.
Why hire a home stager?
It can be challenging to be objective when you’re surrounded by the items and furniture you’ve grown attached to. Deciding what to pack and what to leave on display can feel overwhelming. We are trained to help you stay focused on the sale, emphasizing your home’s features and benefits, so potential buyers can envision their own belongings, furniture, and future in the space
Who pays for the staging?
Typically the homeowner pays for the staging and signs the staging agreement.
How much does it cost?
The investment in home staging is significantly less than lowering your price. In fact, staging helps protect you from losing money by facilitating a quicker sale at a better price. By investing in our services and executing our recommendations, your home will sell quickly and avoid a prolonged time on the market.
Consultations start at $275 plus hst. Staging services depend upon the amount of work to be done along with the size of the home. We determine rental prices based on the items used, rather than charging a flat rate per room.
Can I afford it?
You can’t afford to go without it! Investing in staging safeguards the equity in your home and eliminates opportunities for buyers to negotiate a lower asking price. For example, we had a client in Kitchener who was nervous about listing their home on a street where two other homes were sitting on the market for weeks. The client completed all of the recommendations given during the consultation and we staged the home from vacant. The home sold in 2 days with 48 showings and 16 offers. With a $5500 investment in staging, they received $166,100 over the asking price which was way more than they believed their home was worth. They were thrilled with the outcome!
I never had to stage a house I sold before, why bother now?
Properties are considered “hot” within the first two weeks of listing. Buyers actively search for new listings in their price range and desired area, often rushing to see them as soon as they hit the market. The real question is: How much is it costing you not to prepare your property for sale? A home that lingers on the market longer than necessary is actually losing value.
Equity diminishes, while expenses such as mortgage payments and taxes continue to add up. It may also prevent you from buying your dream home or if you already have purchased a home, you may have to be burdened with bridge financing if your home sits on the market.
Can I select the furnishings for staging?
With over 17 years of professional home staging and design experience, we bring exceptional expertise to your project. We carefully curate furniture and accessories to suit your project’s needs, target demographic, budget, and availability. As a result, all selections are made at our discretion.
Do you own your inventory or rent it?
We own all of our furniture and products, giving us the flexibility to use them whenever, wherever, and however we choose
How long does a staging contract run?
The minimum contract runs for 4 weeks and can be extended on a 2 week basis afterwards.
What form of payment do you accept?
E-transfers, Visa, American Express and Mastercard.
